    Planning

    Time management & programming is the process of organizing and implementing a strategy related to the time required for work activities on a project. Effective time management is essential to successfully and efficiently meeting budget and program targets, as well as achieving profitability.

    During this stage, all work activities should be properly understood, and planned in detail to optimise the allocation of resources and reduce the potential for ‘unknowns’. Estimates can then be made on how long each activity will take. This is critical to the setting of milestones and deadlines, for allocation of resources, and for determining the pricing of contracts and cashflow requirements.

    In order for project budgets to be satisfied, programmes achieved, and designs properly coordinated and communicated, CONNECT PMC recognises the design processes must be planned and controlled. Problems can occur where there is missing information, poorly communicated information, inconsistencies between documentation, poor resource allocation, poor decision making due to inadequate information, and so on.

    Develops procurement strategies and manages tender processes including tender documentation, management of tender, tender evaluation; contract advisory and contract negotiation.

  • Construction Management

    Once construction has commenced, CONNECT PMC schedules and manages regular on-site construction meetings between the consultants, ourselves as the client’s representative, the general contractor and the client (if desired). Regular meetings include site inspections to monitor quality of work and adherence to the project schedule. This allows for issues to be identified and resolved weekly by the team in the field. Weekly meeting minutes and action items are then created and issued to the team. These meeting minutes provide the framework for documenting decisions as well as providing weekly action items for the team to complete.

    If desired by the client, monthly reports can also be generated which include progress photos, a recap of field progress and critical issues, as well as a summary of the project schedule and budget.

    In addition to site inspections and weekly meetings, we conduct detailed reviews of potential change orders, negotiate final costs with the general contractor and make final recommendations to our client with regards to approvals or rejections.

    CONNECT PMC also closely monitors the project progress against the established project schedule. Should issues arise or the contractor falls behind schedule, we work with the general contractor to negotiate and orchestrate a recovery plan that closely monitors the recovery progress until the project is back on schedule.

    CONNECT PMC is aware that project close-out is a critical time in the life of a construction project. During this period, any final change orders are completed, the work site is cleaned up and prepared for occupancy, the owner’s staff is trained on all necessary equipment, all documentation related to the project is organised and turned over to the owner, and any necessary inspections are completed.

    Through effective organisation and oversight, many of the potential problems associated with project close-out can be avoided from the beginning.
